πŸ“‰ Wake County Real Estate Activity Slowed in August

Sep 11, 2026 | News

🏠 Wake County’s median real estate sales price fell to $440,000, down $18,500 from July.

🏒 The $1M to $30M market recorded 234 transactions totaling $558.9 million, down $57.9 million from July.

πŸ“Š The core market, transactions of $1 million or less, recorded 5,954 transactions, a 5.6% decrease from July.

πŸ’΅ Lending activity also declined, with 2,998 Deeds of Trust recorded in August compared with 3,132 in July.

πŸ™οΈ Raleigh still saw several major apartment trades, including Nora Apartments at $79.9M, The Edison Lofts at $71.9M, and Milo Apartments at $64M.

CRE Takeaway:
August showed some month-over-month slowing in both transaction and lending activity, but significant capital is still moving through larger Wake County assets. One month does not make a trend, especially in a seasonal market, but it is worth watching heading into the fall.
