Charlotte added more than 20,000 residents between 2024 and 2025, making it the fastest-growing large city in America by total population growth.
For years, Charlotte attracted residents seeking a combination of jobs, affordability, and quality of life. Today, many of the same issues people once moved to escape are becoming part of the local conversation:

According to recent housing data, the income needed to afford the average home in the Charlotte region increased from roughly $79,000 in 2020 to more than $146,000 in 2025.
For commercial real estate professionals, the question is no longer whether Charlotte will grow.
The question is whether infrastructure, housing, and transportation can keep pace with that growth.
