Oak Street Commercial Real Estate Completes Sale of Cary Office Condo in 46 Days
Transaction provides former business owners with an exit strategy for commercial real estate they no longer need
CARY, N.C. — August 12, 2026 — Oak Street Commercial Real Estate has completed the sale of a 493-square-foot office condominium at 539 Keisler Drive, Suite 101, in Cary, North Carolina. The property sold to an owner-occupant approximately 46 days after being brought to market.
The sellers originally acquired the office as owner-occupants for their business. After selling the business, they retained ownership of the real estate and briefly leased the space. Ultimately, however, they determined that becoming long-term commercial landlords was not part of their plans.
That situation is increasingly relevant for business owners who have built equity in their commercial property over the years but no longer need the space after selling, relocating, or transitioning out of their business.
Oak Street Commercial Real Estate advised the sellers on the disposition of the property and developed a marketing strategy designed to position the office condo for a sale to an owner-user. The property went under contract and ultimately closed approximately 46 days after being listed.
“There’s a common assumption that once a business owner no longer needs their building, the natural next step is to lease it out and become a landlord,” said J. Dylan Cunningham, CCIM, founder of Oak Street Commercial Real Estate. “That can work for some owners, but it isn’t the right fit for everyone. In this case, the sellers knew they wanted to move on from the real estate, and our job was to help them do that as efficiently as possible. Getting the property sold within 46 days accomplished exactly what they were looking for.”
The transaction also illustrates the role that smaller commercial properties can play in the owner-user market. Office condominiums can provide businesses with an alternative to leasing while also creating an eventual real estate exit opportunity for the owner. For sellers, understanding how to position the property for the right buyer pool can have a meaningful impact on both the timeline and outcome of a sale.
For business owners who have sold their company but still own the underlying real estate, the decision of what to do with the property can be just as important as the business transaction itself. Selling, leasing, or retaining the property each carries different financial and management considerations.
