City Gateway, a new 10-acre mixed-use development, is underway near West South Street and Martin Luther King Jr. Boulevard.

The project is expected to include:

๐Ÿจ A hotel
๐Ÿซ A charter school

The development is projected to generate nearly 11,000 daily trips, prompting roadway and intersection improvements, including extending Kindley Street and upgrades along McDowell Street and MLK Jr. Boulevard.

For building owners and businesses, this is an important dynamic to watch: growth creates demand, but it also changes traffic patterns, accessibility, parking needs and how properties function within the surrounding market.
