Wake County’s median real estate sales price moved back up in September, ending the month at $450,000, a $10,000 increase from August.
🏢 The $1M–$30M segment recorded 197 transactions totaling $543.1 million.
💰 Two transactions topped $30 million:
• Shoppes at Midway Plantation in Knightdale: $52.6M
• Midtown Commons Shopping Center in Knightdale: $31.3M
📉 Overall transaction volume slowed, with 5,969 total transactions, down 222 from August.
🏦 Lending activity also declined slightly, with 2,910 Deeds of Trust recorded compared with 2,998 in August.
Total real estate sales volume still reached $1.4 billion for the month.
One thing that stood out to me was Knightdale accounting for both of the $30M+ transactions. Even with some month-over-month slowing, meaningful capital is still moving through Wake County.
