Two familiar names are expanding their footprint:

🥯 Einstein Bros. Bagels is opening its first Chapel Hill location at Eastgate Crossing, taking over the former Bruegger’s space.
From a commercial real estate perspective, there are a few things worth watching here:

🔄 Second-generation space can work. Einstein is moving into an existing restaurant/retail space rather than requiring a completely new development.
🏗️ Investment in an asset can change its tenant mix. Finley’s multimillion-dollar renovation is helping create an environment attractive to an established local operator like Merritt’s.
For building owners, this is a reminder that the right tenant can add value to an asset—but so can investing in the property itself and creating an environment that attracts quality operators.
For business owners, location, visibility, existing infrastructure and surrounding demand remain major factors when evaluating expansion opportunities.
