What happens when the infrastructure supporting an economy starts disappearing?

That is the issue playing out in Buxton in North Carolina’s Outer Banks.

Dare County is spending $50 million on a beach nourishment project that will move roughly 2 million cubic yards of sand onto a 3-mile stretch of shoreline.

The goal is straightforward: protect the beach and dunes—and, in turn, protect the roads, utilities, homes and tourism economy behind them. 🏖️🏠🛣️⚡

But there is a bigger commercial real estate takeaway:

📍 Location risk is real.

Since 2020, 32 homes in the Cape Hatteras National Seashore area north of Buxton have collapsed into the Atlantic.

And this isn’t a permanent solution. Officials expect the beach nourishment work will need to be repeated in roughly five years.

For building owners and investors, this is a reminder that property value isn’t determined solely by the building itself. 🌐

Infrastructure, access, utilities, environmental conditions, insurance costs and the long-term viability of the surrounding market can all affect an asset’s value.

For business owners, the same principle applies: when evaluating a location, it’s important to consider not just today’s conditions, but what the surrounding infrastructure and market could look like 5, 10 or 20 years from now.
